Terms and conditions
1 Bookings
1.1 Guests may book in advance or on arrival (guest house only). Guest House rooms are subject to availability, and we reserve the right to refuse any booking for any reason.
1.2 Full payment is required on arrival or at least 7 days before check in if booked in advance.
2 Check-in and Check-out Times
2.1 Guests may check-in at any time from 16:00 on day of arrival. However, a message will be sent if the room is ready earlier.
2.2 On departure, guests must check-out by no later than 10:00 a.m unless previously agreed. Failure to do so in the guest house will incur a charge of an extra night’s stay.
3 Charges
3.1 Charges will be at the current room rates on the appropriate website.
4 Cancellation or no-show
4.1 If a booking is cancelled after a deposit has been paid, no refund will be given.
4.2 If a booking is cancelled after full payment has been made and the booking is within the cancellation period, no refund will be given.
4.3 If a guest fails to turn up without notice, the full amount will be due.
4.4 If a guest leaves before the end of their stay, full payment for the stay will be due as a contract has been entered in to.
4.5 This cancellation policy may be overridden depending on the website that the booking was made with.
5 Relocation
5.1 In the unlikely event that the property does not, for any reason, have the required number and types of rooms available as per the booking, the property reserves the right to relocate the client to an alternative property in the same locality. The extra and reasonable accommodation expenses incurred for equivalent accommodation (for the first night only) shall at the property’s discretion, which will normally be exercised in favour of the Client, be borne by the property management. The acceptance of this obligation (which will not release the Client of the obligation to pay the relevant Charges) shall be in lieu of all other liabilities or obligations, which are hereby expressly excluded.
6 Right of Refusal
6.1 We reserve the right to refuse a guest entry to accommodation if, on arrival, management reasonably considers that the guest is under the influence of drink or drugs, is unsuitably dressed or is behaving in a threatening, abusive or otherwise unacceptable manner.
7 Disturbance
7.1 We reserves the right to require a guest to leave if he/she is causing a disturbance, annoying other guests, neighbours, staff or is behaving in an unacceptable or unreasonable manner.
8 Children
8.1 Children under the age of 14 must be supervised by an adult guest at all times.
9 Left property
9.1 Any property left after checking out will be stored until the next October unless it is deemed to be worth more than £50 or may be of sentimental value. In this case the staff will attempt to contact the guest to notify them of the left property and make arrangements for it to be returned. For this reason, it is important that the guest has supplied contact details. In October any remaining property will be disposed of or donated to a local charity shop. Should a guest require any left property be mailed to them, payment for postage and packing will be required.
10 General conditions
10.1 Guests must report any loss of or damage to their property immediately on discovery to the staff and shall make themselves available to assist with any reports made by the guest house to the police.
10.2 Guests shall not enter areas of the guest house which are indicated as being closed to the public. The guest house shall not be responsible for death, personal injury or loss or damage to property suffered by a guest in such areas.
10.3 We shall not be liable to a guest for any loss or damage to property caused by the misconduct or negligence of a guest or an Act of God, or where the guest remains in exclusive charge of the property concerned.
10.4 We shall not be liable for any failure or delay in performing any of its obligations under this Agreement if the failure or delay was due to any cause beyond its reasonable control, including (without limitation) war or threat of war, civil or political action or disturbance, riot, natural disaster, fire, epidemic, bad weather, terrorist activity (threatened or actual), military activity, governmental or regulatory action, industrial dispute, act of God, failure of power or machinery, failure of or interruption in externally provided services and utilities, and all similar events outside the guest house's control.
10.5 Whilst all reasonable efforts have been taken by the to ensure that Bookings made under this Agreement are able to proceed, we reserve the right to relocate any Booking to another property of similar size and standard in the locality. The client acknowledges that we accept no liability for any loss or damage suffered by or caused to the client in consequence of the relocation of the Client.
10.6 These Conditions shall be governed by English law and you agree to submit to the jurisdiction of the British courts.
11 Smoking
11.1 It is against the law to smoke in any part of the properties.
11.2 If anyone is found to be or have been smoking in the property they and all their party will be asked to leave the premises immediately. No refund will be given and a cleaning charge of £100 will be levied. This is to ensure our guest’s safety by reducing the risk of fire and ensure guest’s comfort by ensuring the rooms are sufficiently aired.
12 Spam
Dealing with unsolicited advertising or marketing emails sent contrary to the Privacy and Electronic Communications Regulations are charged at £100 per email.
